Whether you’re a commercial tenant or a landlord coming to the end of a lease period, the new rules on ‘R22’ refrigerant gas could apply to you. R22 gas is commonly used in air conditioning piping to cool building interiors. However, the UK is phasing out the use of the gas due to its harmful effects on the environment.
Since 1st January 2015, it has been no longer legal to simply top up your air conditioning system with fresh, recycled or reclaimed R22. Instead, refills and repair work must be done with a legally compliant refrigerant, which will normally require replacement of expensive air conditioning components. You may even need to replace the entire system, resulting in considerable costs for the party responsible.
If you’re a tenant, your landlord may be claiming dilapidation sums for R22-related issues. If you’re a landlord, your tenant may be refusing to meet their agreed lease covenants. Whatever the situation, our surveyors will use their extensive dilapidations experience and legal knowledge to advise you on your position and find a realistic solution.
