Dilapidations

We provide regular advice to tenants and landlords for all types of commercial property. Recent dilapidations claims range in value from £50k to more than £800k. We work with tenants and landlords to negotiate amicable settlement agreements. We add real value and ensure swift resolution wherever possible in compliance with Dilapidations Protocol. In addition to preparing interim and terminal Schedules of dilapidations and repair notices, we are retained by numerous blue chip and institutional funds to prepare Schedules of Condition and projected dilapidations reviews to allow accurate assessments of likely dilapidations liability prior to lease expiry.

Justin Ansell heads our Dilapidations and Professional Services department.  His extensive dilapidations expertise includes acting as Expert Surveyor on the high profile Hammersmatch v Saint Gobain case in 2013 as well as claims of more than £7.5m in value. Recent settlements include:

  • Azure House, Bracknell (Sharp Telecommunications): £900k claim, settled at £300k
  • Caxton House, Watford (Beko PLC): £800k claim settled at £180k
  • 33/34 High St, Tring (PEP Civils & Structures): £80k claim reduced to nil settlement
  • Southdown Industrial Estate, Harpenden: £200k claim settled at £70k

Acting on behalf of landlord:

  • Brent Terrace, London: £250k settlement
  • Porterswood House, St Albans: £90k settlement
  • Elstree Gate, Borehamwood (Aberdeen Asset Management): £90k settlement
  • Museum House, London (Devonshire Investments): £100k settlement
