Building Survey of 87,700 sq. ft. Priory Point Warehouse, Bedford

Working with prospective tenant Life Plus Ltd and their legal representative Harbottle & Lewis LLP, 2110 Consult managed a detailed building survey of this 87,700 sq. ft. hi-bay production warehouse facility, comprising 13,000 sq. ft. of office space and parking for 103 cars.

In October 2015, 2110 Consult undertook a comprehensive pre-acquisition survey on behalf of Life Plus prior to agreeing a 10 year lease with break clause arrangement. The building was generally in good condition as landlord Ellesmere Developments had recently invested £800,000 on a refurbishment project.

2110 Consult undertook a detailed survey covering all aspects of the building structure and foundations, as well as assessing land contamination, flood risk, asbestos, deleterious materials and water quality. Working with specialist mechanical and electrical engineers, ITS Consultancy, 2110 Consult also managed surveys of heating, lighting, cooling, fire and security equipment.

The completed report supported the tenant in ensuring the refurbishment contractor remained responsible for potential issues during a defect liability period. A variety of issues with the building were highlighted to the tenant, helping them to minimise the risk of unforeseen expenditure during their fit out and the course of their lease.
